Eligibility Requirements
The
building is federally subsidized through the Department of Housing
and Urban Development. All residents must meet the following eligibility
requirements:
- A
single person who is 62 years of age or older; two persons, one
of whom must be 62 years of age, sharing residency whose income
and resources are available to meet the family needs and who are
related by blood, marriage, or operation of law (or who give evidence
of a stable relationship which has existed over a period of time);
or one elderly person living with another person who is, based
upon a licensed physician’s certificate provided by the
family, to be essential to the care and well-being of the elderly
person (live-in aid or attendant).
- Income
for one person must be under $39,500 per year and for two persons,
under $45,200 per year. In order to insure that Residents have
sufficient income to meet their needs, rent may not exceed 50%
of an individual’s monthly income. Therefore, the minimum
monthly income for a family admitted to Decatur Christian Towers
in a studio apartment must be at least $920.00. For a one-bedroom
apartment, income must be at least $1,216.00.
- Applicants
must meet all standards set forth in the Tenant Selection Plan,
which is posted at Decatur Christian Towers and is available upon
request.

Decatur Christian Towers has no assisted-living and/or medical
staff. However, Decatur Christian Towers employs a Director of
Activities and Social Services to assist in arranging additional
services as needed. Though some free services are available, most
services are private pay.
Christian Towers does not discriminate in the provision of services on the grounds of race color, creed, religion, sex, familial status, national origin, or handicap.
Rent
The
basic rent amount for a studio unit is $460.00 and for a one-bedroom
unit $608.00. Fair Market rent for an efficiency unit is $516.00,
and for a one-bedroom unit, Fair Market rent is $682.00. All income
and assets will be verified to determine the amount of rent. The
cost of utilities, except the charge for telephone, is included
in the monthly rent.
Waiting
Lists
At
the present time, the average waiting time for a one-bedroom apartment
is 2-4 months. For a studio apartment the wait is 0-2 months. This
time can vary depending on the number of move outs.
Apartments
are rented in order of the date applications are received. Applicants
will be contacted when their names come to the top of the list.
If an applicant is offered two apartments, which he/she refuses,
his/her application will be removed from the active waiting list.
The waiting lists are updated periodically.
Smoking
Decatur Christian Towers is a 100% smoke-free facility. Smoking cigarettes,pipes or cigars and using smokeless tobacco is prohibited for residents and visitors in all interior apartments, common areas of the building, public restrooms, both lobby entryways, the gazebo and its surrounding area, and the covered area at the driveway. We have a designated covered outdoor smoking area on the south side of the building behind the gazebo.
